  : The location of the B&B was excellent, a few minutes walk from Piazza di Spagna, Piazza Navona and Fontana di Trevi. The room we stayed in was small but with everything needed for a short stay.The breakfast consisted mainly of croissant and cappuccino but we enjoyed the fact that it was served in the roomThe host was friendly and nice!

  : The location, the separate deluxe apartment is ideally situated, which was the reason we chose this accommodation. This is the only positive part.
  : The apartment is tired, and dirty. The ensuite shower head was completely blocked up and spraying water all over the bathroom; our 'Property Manager' said that previous guests had not informed him, apparently the 'cleaner' didn't notice either. The master bed is broken in one corner, held together with tape. The apartment has not been properly cleaned in months and not redecorated in years. There is dust in every corner, nothing has been lifted or moved to clean around or behind. The walls are badly scuffed, stained (including some blood spots in the bathroom) and flaking and mouldy in the ensuite. The pillows are at least 10 years old and have no pillow protectors so you can smell other people's heads and a filthy, dusty headboard - it was really unpleasant. The property is advertised as having 24/7 support, but the Manager was 3 hours away. Robert did not class it as an emergency; he said we could use the shower in the family bathroom - I paid to be able to use two! However a filthy apartment should never be acceptable. He came the following morning to replace the shower head and to bring a cleaner - they needed 2 hours to clean the apartment to an acceptable level - you can see some of my photographs of how it looked when we arrived. It is such as shame because the photographs on Booking.com make it look wonderful. And for good measure the TV remote didn't control the TV - luckily we were mostly out enjoying the fabulous city of Rome. The Property Manager offered not a single word of apology. Much like the Germans who stayed in the apartment before us complained in their review that it was dirty, I assume he will leave a similar response saying that we are not his type of guests and he hopes never to see us again. And no partial refund offered other than not paying the city tax. Avoid unless changes are made - the prices for May onwards are unbelievably obscene.

  : Great location, room was very clean and had all necessary amenities (shampoo, hairdryer, minibar).You can choose Italian style breakfast directly to the room, we had delicious coffee and fresh croissants.Very nice host, check-in was super easy. Highly recommended!

  : location is great, the flat is very nice with a dishwasher, washing machine, big rooms and lots of storage space.
  : For 6 people, toilet and shower in one room is not well situated. Moreover, even though there were two showers, one of the showers did not work. It was very difficult to manage good water temperature and also the flow was very weak. Hanger for coats next to the door would be appreciated.

  : We especially loved the location! On a quiet side street, within a block or two of the Spanish steps. Everything was within walking distance. Nice, updated shower and bathroom. Bed was pretty comfortable. Roberto was prompt with all communication and we enjoyed breakfast brought to our door each morning - although we had to skip it once due to early morning tours. Theres a little market just down the street, only open during mornings and lunch, where we bought fresh fruit, vegetables, and slices of pizza for lunch. Theres a taxi stand just around the corner, which we used for our early morning Vatican tour, then walked back afterwards. We took a taxi from the airport when we arrived, which was a great decision. Fifty euros well spent. Our driver brought us to our hotel door, we were able to leave our luggage at the reception desk until checkin, then set off to explore the area. The two flights of stairs to our room was just about what we could manage comfortably. The location is the best part - on the edge of the posh shopping streets and much pricier hotels, but still reasonable.
